1. Inexperience:
Not all realtor experience is the same. A realtor with 20 years of experience who sells a few homes per year who does not stay current on advertising and marketing trends is not likely to have the knowledge to sell your home in today’s market. One could argue a business with limited sales is not in the position to financially support an aggressive marketing campaign for the sale of your home.
2. Ineffective Marketing:
Let’s face it, we have been in a great market! Homes have been “flying off of the shelves”! That being said, some realtors have been taking their foot off of the gas pedal when it comes to marketing. The “list on Zillow, put a sign in the yard and hope for the right buyer” has been a popular strategy. In our eyes, hope is not an acceptable strategy. That mentality won’t work anymore.
3. Listing Strategy:
There are a couple schools of thought with it comes to listing. List the house too low, hoping to get more for the house or list the house too high and give room for negotiations. Look for a realtor who knows how to effectively pull comps, explain those comps, and has the courage to tell the truth regarding the value of the home. In some cases, the “Zestimate” could be over inflated, but the client is set on that number and ignores the agent’s professional opinion. This could result in your home just sitting idle.
